Domestic EPC

Why?

Domestic Energy Performance Certificates (EPC) are required under the European Directive when any residential property is sold or let. Legally an EPC must be produced to a perspective buyer or tenant by the landlord or the seller.

How?

The property is assessed on the dwelling’s age and construction, space, water heating, insulation, windows and lighting. The EPC takes into account any energy saving products and provides a property energy rating between A and G (A being the most efficient). Also a potential rating is calculated which is based on any items which if upgraded or replaced could change the efficiency levels and therefore reduce running costs.

Commercial EPC

Why?

From October 2008 all commercial buildings require a Non-Domestic Energy Performance Certificate accompanied by a Recommendation Report prior to marketing for sale or lease on any stand alone property size of 50 sqm and above. This is enforced by the Trading standards Agency, the responsibility of producing these reports lies with the landlord or vendor.

How?

The property is assessed on the U-values of the envelope, the heating of the space and water, lighting, ventilation and air conditioning. Energy saving products are taken into account along with items which if upgraded or replaced could change the efficiency levels and therefore reduce running costs. These items are listed in the Recommendation Report. Unlike Domestic EPCs this information is much more complex and iSBEM software is used for the calculations.
